Bridge District

The Bridge District re-envisions an urban neighborhood minutes from the Capitol with direct access to riverfront open space, public transit, bike and pedestrian connections. The neighborhood integrates a vibrant live-work-play locale with both the existing and rapidly changing fabric of Washington, DC. Leveraging the new Frederick Douglass Memorial Bridge across the Anacostia River, this redevelopment of multiple parcels into a mixed-use, dynamic and inclusive environment will engage residents and visitors alike with stunning views and unparalleled access to the city. 

 

LEMON BROOKE has been working with the development and design teams to envision an integrated, sustainable landscape framework for the neighborhood, anticipated to include a shared-use Promenade, urban park space, renovated streetscape, and pedestrian friendly retail and restaurant experiences.  These landscape components seek to provide high-quality, enjoyable and memorable spaces for daily living, while retaining and filtering stormwater, improving air-quality and urban heat island impacts, and improving long-term urban tree populations.  Design of the first retail/residential building includes more than 750 units over ground floor retail, and 6 distinct courtyard amenity spaces, including a twelfth-floor pool terrace overlooking the Capitol, Washington Monument and adjacent Poplar Point open space.
